As I mentioned last week, we are proceeding with our training. Today we shall discuss ethics in real estate. And you don’t have to be left behind. Let me give you the same scenarios, so that you can discuss with your fellow agents.

1. You discover a property ownership dispute after marketing has already started and you have a buyer. Do you continue selling?
2. Both buyer and seller offer to pay you commission separately. Can you accept both?
3. A seller is financially distressed — should you disclose this to buyers negotiating price?
4. Is exaggerating property details acceptable marketing or unethical conduct?
5. Can you approach a client whose property is already listed by another agent?
6. A client deposits money into your personal account temporarily — is this acceptable?
7. You are selling property owned by a relative but don’t disclose the relationship. Is this ethical?
8. You run private deals while employed full-time by an agency. Is there a conflict?
9. A client pressures you to pay a “facilitation fee” to speed approvals. What should you do?
10. You know material issues about a property but fear disclosure may lose the buyer — do you remain silent?
